Premium Home Information Packs

The biggest difference between a premium and a standard pack is that it will actually help sell your property rather than just fulfil the legal obligation. The principle is simple, when you sell your home it is in competition with other properties and to gain a sale three critical things HIPsneed to happen, you need to:

  • Attract viewings
  • Gain offers
  • Successfully complete the sale

A vital part of the Premium Pack designed to achieve the above is a survey called a Home Condition Report (HCR). This independent (represents a property, not the seller or buyer) full survey is written in plain English and has been designed to speed the house sale process.

Why do they attract more viewings?
Buyers use information to assess the desirability of any prospective purchase from the nutritional value of food, to the service history or warranty of a car. Lack of information can so easily discourage buyers whilst the provision of additional information will not only stimulate their interest, it will give them confidence there is nothing to hide about a property.

Regardless of the input of a selling agent or vendor a buyer knows they are the ones who will ultimately carry the liability for the property and so the independent nature of the report provides considerable and justified trust.

What difference can they make to completion?
Traditionally sales have failed post offer due to a variety of reasons, the greatest of which has been unforeseen defects identified during the valuation or Home Buyers Survey. To cause an offer to be withdrawn you probably think that defects need to be serious – they don’t!

The reality is that failed sales could just as easily be due to modest defects being taken out of context leading to unrealistic revised offers.
